Problem with Grandstream HandyTone 488

I’m having a problem with my Grandstream HandyTone 488.

I have it configured with a status IP address. What happens if I have my dialplan as follows:

I’m able to dial in, the HT-488 rings twice (even with it being set for only one ring), then Asterisk take control of it and passes the signal to the FXS side to be answered (not as a pass through). I hear a different ring on the calling phone. When I pick up the FXO receiver I get no audio at all.

Below is the results of calling Asterisk as:

If I use the dial plan of:

I hear the message just fine (a bit is dropped at the start but it is not bad).

The real problem seems to be when I try to call the FXS side of the HT-488.

Any idea why I’m having the problem? I’m also having problems calling out. My dialplan is:

I’m unable to get the HT-488 to dial the number I give.

What am I’m doing wrong?
