I’m having a hard time figuring out the hardware requirements and lingo for my needs.

I have a total of 12 POTS lines, 4 incoming lines and 8 regular phones.

The 4 incoming lines will have regular RJ11 ends. The other 8 lines currently plugin to a panasonic pbx, so I’ll have to figure out what to do there.

I think I’ve decided I need to start with the TDM2400P Wildcard card and go from there, but if I do that i’m not sure how the rj11 ends plugin, etc. Also not sure about FXS vs FXO cards and what my requirements are there to fulfill my needs.

Hardware cancellation would be nice so I don’t have to mess with the software aspect of that, but whatever i need to do is what i will do.

12 pot lines (are you sure you have 12 analog lines?) could be replaced by isdn(depends on what is available in your country but perhaps isdn15 or isdn12) or a decent SIP provider. A SIP provider will make live much easier and save you the money for special cards but keep a couple of pot lines for fax and alarm system

Any decent server will handle 12 lines.
