Echo on outgoing PSTN line

Hi
I am using AAH with a Digium X100P FXO Card.
My TXGAIN=9 is causing major echo at my end, the real problem is the fact the the echo never goes anyway despite settings as follows:
echocancel=yes
echocancelwhenbridged=yes
echotraining=yes
rxgain=4
txgain=9 (the higher this number the more the echo)

I have tried all sorts of things but nothing makes a difference.

Any got any ideas?

can i ask how you arrived at your gain levels ? did you use ztmonitor ?
